Compare tear-off and deck work
Record how many roofing layers are included for removal, what happens to old underlayment and nails, and whether disposal and dump fees are included. Confirm whether the quote assumes a complete tear-off or an overlay.
Roof deck damage is often hidden until materials are removed. Ask for the included quantity, unit price, and approval process for plywood or board replacement. Define how the contractor will document damage before proceeding.
A quote with no deck allowance may appear lower but create an open-ended change later. Compare a realistic example total using the same hypothetical repair quantity for every bidder.
Line up the roofing system
Do not compare only the shingle brand. List the manufacturer, product line, colour, underlayment, ice-and-water membrane locations, starter course, ridge cap, fastener type, flashing approach, valley method, vents, sealants, and ventilation changes.
Ask whether existing step, wall, chimney, skylight, plumbing, and valley flashing will be reused, repaired, or replaced. Identify any masonry, carpentry, skylight, gutter, or electrical work that requires another trade.
Check that the proposed system fits the roof design, local code and permit requirements, and manufacturer installation instructions. A premium shingle does not compensate for missing accessories or an unsuitable ventilation plan.
Find allowances and exclusions
Highlight words such as “allowance,” “if required,” “by owner,” “extra,” “TBD,” and “not included.” Ask for a unit price or fixed method wherever the final quantity cannot be known.
Common variables include deck repair, multiple tear-off layers, steep-slope charges, chimney work, rotten fascia, ventilation changes, permit fees, delivery access, parking, crane or lift use, and winter protection.
Confirm taxes and payment milestones. Compare the amount due at signing, material delivery, dry-in, substantial completion, and final walkthrough. A lower subtotal can become a higher total when taxes, disposal, or required accessories are added.
Compare protection and cleanup
Write down how each contractor will protect siding, windows, air conditioners, decks, gardens, pools, driveways, and neighbouring property. Include where materials, bins, and vehicles will go and how interior items will be protected from vibration and dust.
Define daily cleanup, final debris removal, magnetic nail pickup, gutter clearing, and who pays for damage. Ask how weather exposure will be prevented if the roof is opened and work stops.
Ontario’s roofer guidance specifically recommends contract terms for gardens and landscaping, cleanup, and responsibility for possible damage to the property or a neighbour’s property.
Turn the selected quote into a contract
After questions are answered, request a dated revised estimate. Make that estimate an attachment to the contract and resolve any conflict between documents.
Ontario says renovation contracts worth more than $50 must be in writing. Include business details, scope, materials, total cost and taxes, payment schedule, project dates, delays, subcontractors, warranties, cleanup, and change-order procedure.
Ontario consumer guidance also states that when an estimate is included in the contract, the final price for the covered goods and services generally cannot exceed it by more than 10% unless new or different work or a new price is agreed to and the contract is changed. Get project-specific legal advice when a dispute arises.
Limitations and important notes
A spreadsheet improves comparison but cannot determine roof condition, contractor competence, or legal compliance. Verify references, insurance, WSIB status where applicable, permits, and manufacturer credentials independently.
Prices and building requirements vary by home and municipality. Do not use another homeowner’s quote as a substitute for an inspection of your roof.
